Most frequent questions and answers
Our focus is on properties within the Moscow city limits. We may consider managing properties outside this area at an increased rate, provided they meet our portfolio standards upon evaluation. Please note we do not manage properties in Washington.
We do not charge any start up costs or marketing fees.
We charge a flat 7.5% fee on collected rent with a minimum of $100/month. If your property is vacant at the time of signup—or becomes vacant for more than one month during our management agreement—a monthly fee of $100 will be applied. This covers regular monitoring and oversight until a new tenant is placed.
A maintenance reserve amount is determined and set aside for incidental repairs. Any repair(s) totalling less than the maintenance reserve, on a monthly basis, are immediately scheduled and do not require owner permission. Once the maintenance reserve has been exhausted, or when a repair exceeds the reserve, the owner is contacted for permission to perform the repair.
Depending upon the nature of the repair, Garnet Property Management may perform the repair or a contractor may be hired to perform the repair. An hourly rate of $100/hour is charged for repairs performed by Garnet Property Management For repairs performed by contractors, the actual cost is passed to you as the owner without any upcharge. Depending on the maintenance needed, we typically do not charge for our time in scheduling contractors.
Checks are issued on the 10th day of each month.
Owners are not charged for changes to a lease (adding or replacing a tenant).
